Veterans/Military Money Skills

One of the hardest thing you used to deal with once coming home from Military duty was not to spend the money you just earned. There are programs out there now that help military personnel manage there money.
From Kiplinger's magazine: for your Saving or TSP Account you can invest up to $18,000 in your contribution or contribute 53k.
In the Roth Retirement Plan your contributions are all tax free with no restriction on income.

Lastly take advantage of the Tax Free Housng Allowance where monthly subsidies cover all or part of your rent/mortgage.

3 Enhancements to sell Your Home
Every time I hear the term curb appeal its like nails on a chalkboard. Who knows what I'm talking about? Not only does the combination of words suck ( I've never seen an appealing curb) but it also implies work if you don't have it. Don't worry I've included in this blog 3 easy things you can do to enhance your home.

#2 Replace any rotten wood or rusty railings. Trust me the money will be well spent here by taking anything away that has lost it's integrity.

However with advances in new technology phones are just as good as your 35mm. ?!An Internet Venue!?
David's Like: "Sure there will be one day my son or daughter look at me and say, 'Dad all you have to do is blink your eyes in a successive pattern and the page or video chat will change'. HUuh!?, more like DUH!- with everyday youth."
Right.!?.We are around the corner from that technology. Riiight?!
(I don't know if text does justice to my literary sense of humor.)
This seasoned veteran will never change. While in the same room, he states, "I have been in the same room with amazement of a child who has blown me away with not only their technology but their overall senses or their abilities. He goes on, "most of the time we are subject to loose the senses we have as children and acquire different or Adult senses.
I quickly chime in, "Oh like when I used to hate mushrooms now I think there good- type of thing?!
He laughs." Yes, that's along the same mind path. "

David is has a Doctorate out of one of America's Top Colleges-Forbes. And on top of that he is a young professional working with America's best talent. I'm talking the most important people in America are the ones coming home between 3-6..;our YOUTH.
A lot of times you have platforms such as Facebook and people do not understand the way the technology works some have come up to me and thought that LinkedIn it's something that I am "on all the time" b/c everybody gets the messages.
Some platforms make their own rules to what time in the the severity at which they send out posts.
It's the Correspondence to whom for which the person posting holds the key. Me being a corresponding secretary for an awesome pair of family individuals I understand not only with humans but with Internet platforms the corresponding isn't always successive/succesful.
I apologize for my excessive use of exclamation points and question marks but I am constantly amazed and questioning technology

Rents go up: Sellers Put Home on Market
With Rentals going up real estate markets will make sure there will be a slow down...but it's ok we
have to be less predictable. It Doesn't mean it will be forever however with more people working
then a normal ...the period can and will be be positive.
After talking with local title agents there is a lack of upgrade-able inventory so buyers are in a dog
fight for homes with updates. More first time home buyers who have been able to save are getting a
really solid house that's more affordable.
Since most people exceed 30% of there monthly income on rent, they have low down payment
money. or any savings. So what do you do to save money? Great question. When millennials move
out of the parents home this, Which also allows for the millennial to save money -this sifts the
necessary home buyer with more emotional one and a healthy grown in home sales and prices take place.
In this region everything happens slowly but when folks enter into retirement then these individuals will be downgrading to buy into something smaller. If you are a seller take advantage of your market.
If the home is not upgraded than it will continue to sit. We very much so are in a sellers market.
Also remember real estate is a good driver for consumer spending and the Fed agrees by hiking
interest rates to have very strong positive indications for the future. Please ask me about standard
deviation because I will be making this subject matter over the course of 2016.

Recruiting for Managers
Finding plus keeping talent isn't always the easiest- neither is it something that you WANT to do...ALL the time.
Remember the skills that people learn are supplanted by new ones all the time. When your skill set becomes obsolete you get laid off, no matter where in the company hierarchy you fall. Boost flexibility by hiring 2 employees for every one that may retire. Start hiring skills and not JUST reputation.
Smart employees are in fear of stagnation so hence retaining them will prove difficult.
For the past 15 years, I've done real estate Plus another job. Whether it has been helping run a business Blue Chip Seasonal Services or any one of my 9 to fives. This is an asset. A side gig can offer new skills while broadening your network plus extra income.
Don't expect whomever employs you to be your buddy. But do expect to give out better evaluations and incentives if you are a manager/owner. Like sending out feedback evaluations via an online app. Who wants to sit through a performance revue? And if your job ever states, "Your Fired!" (thanks Donald Trump), then moving on can be MORE PROFITABLE. huh?! According to a November report by ADP employees who stayed in the same position as the year before earned a 3.5% wage bump in 2015, people who switched jobs pay increased by 6.5%!
Last but not least a company will not thrive if they are not putting money back into the company.
I've often thought about giving plans for remodeling some structures to make them more collaborative for other people and our own industry! Then renting out the space to give new business an opportunity to interact with a new technology and and an rapidly changing millennial driven economy.
